Upgrade Salient Features
If you think your house's selling point is the large backyard, invest in its upgrade. You can install a patio, deck, or swimming pool. You can also landscape the backyard and put up a garden. If it's the kitchen, then maybe you can repaint the cabinets and add a topnotch kitchen stove and refrigerator (if you're selling the house fully furnished). These upgrades can boost the value of your home and help it sell fast.
When selling your house, always look at it from the perspective of the buyer. Although you may have a lot of memories there, that only clouds your judgment of how valuable it is. Do your best to market the best features of the house, but be practical, too.
