So you're finally ready to let go of a piece of yourself. You've stayed in this house all your life, but it's time to put it on the market. You've found the perfect replacement and just made a bid to get it after securing a home mortgage. This is now the time to focus on selling your former home and hopefully make a significant amount of money from the sale.

Selling your home isn't easy. You can't just say that you want to sell your home fast in Indianapolis and magically, a potential buyer will appear on your doorstep. No, it doesn't work that way. There's a process that needs to be followed. This process is designed to help you get more offers for your home.

Aside from finding the right real estate agent, you should also do your part in increasing the marketability of the house listing. Here's what you need to do:

Make a Video Tour

In today's digital world, it is not enough to print out flyers and publish photos on the Internet. You have to make the selling of your house interactive. How about going on Facebook Live and just touring potential buyers around the house? You can show off the features of the house that you think will convince buyers to place a bid or an offer. You can also tell them the history of the house and your memories of each area—the living room, patio, kitchen, etc.

Identify Features that Attract Buyers

What is the main selling point of the house? Put yourself in the buyer's shoes. What are you looking for in a house in this particular area? If your house is within a gated community, point out that there are 24/7 security and CCTV cameras all around the neighborhood. If it has scenic views, highlight how peaceful it is to wake up there in the morning with a cup of coffee in hand. If it's within the city center, highlight its proximity to jobs, shopping areas, parks, restaurants, and many more.

Highlight Only Three Features

It is hard for any potential buyer to remember all the features of the house. But you can highlight just three important features that could be the clinchers as to why a potential buyer will make an offer. For example, you have a nice deck with a swimming pool, an outdoor kitchen, and walk-in closets. You might want to highlight these three features in your listing—whether in print or on the Internet. They can now make a decision solely based on the key features that your house has and others might not have.

Upgrade Salient Features

If you think your house's selling point is the large backyard, invest in its upgrade. You can install a patio, deck, or swimming pool. You can also landscape the backyard and put up a garden. If it's the kitchen, then maybe you can repaint the cabinets and add a topnotch kitchen stove and refrigerator (if you're selling the house fully furnished). These upgrades can boost the value of your home and help it sell fast.

When selling your house, always look at it from the perspective of the buyer. Although you may have a lot of memories there, that only clouds your judgment of how valuable it is. Do your best to market the best features of the house, but be practical, too.
