But you can highlight just three important features that could be the clinchers as to why a potential buyer will make an offer. For example, you have a nice deck with a swimming pool, an outdoor kitchen, and walk-in closets. You might want to highlight these three features in your listing—whether in print or on the Internet. They can now make a decision solely based on the key features that your house has and others might not have.

If you think your house's selling point is the large backyard, invest in its upgrade. You can install a patio, deck, or swimming pool. You can also landscape the backyard and put up a garden. These upgrades can boost the value of your home and help it sell fast.

When selling your house, always look at it from the perspective of the buyer. Although you may have a lot of memories there, that only clouds your judgment of how valuable it is. Do your best to market the best features of the house, but be practical, too.
